A small roof problem rarely stays small. A lifted shingle lets wind-driven rain under the roof, a cracked vent boot drips into the attic, and before long you’re dealing with stained ceilings, soaked insulation or rotted decking. Freedom Builders Roofing & Exteriors repairs roofs across Dayton and the Miami Valley, and we start every job with a free inspection so you know exactly what’s wrong before you spend a dollar.

Roof Problems We Repair

  • Roof leaks. We trace water back to where it actually enters, which is often feet away from the stain on your ceiling.
  • Missing, lifted or creased shingles after high winds.
  • Flashing failures around chimneys, skylights, walls and valleys.
  • Cracked pipe boots and vent covers, one of the most common sources of slow attic leaks.
  • Hail damage such as bruised or cracked shingles and dented metal.
  • Ventilation problems that trap heat and moisture in the attic and shorten the life of your shingles.
  • Soft or damaged decking under localized problem areas.

Repair or Replace? We’ll Give You a Straight Answer

Not every problem calls for a new roof. If your roof is in good shape overall and the damage is limited to one area, a repair is usually the smart, affordable choice, and that’s what we’ll recommend. A full roof replacement starts to make more sense when:

  • Damage is spread across several slopes, as it often is after hail
  • The roof keeps leaking in new places after repairs
  • Shingles are curling, cracking or shedding granules across the whole roof
  • The roof is near the end of its expected life, so repair money won’t buy many more years

If storm damage is involved, the repair or replacement may be covered by your homeowner’s insurance. Learn how our storm damage and insurance claim process works.

What to Do If Your Roof Is Leaking Right Now

  1. Protect what’s inside. Move valuables, set out buckets and towels, and keep people away from any sagging ceiling.
  2. Stay off the roof. Wet and storm-damaged roofs are dangerous. Let a pro handle it.
  3. Take photos of interior damage. They help if you file an insurance claim.
  4. Call us at (937) 350-7006. We’ll inspect, document the damage and recommend the right fix.

Roof Repair FAQ

How much does a roof repair cost?

It depends on the cause and size of the problem. Replacing a cracked pipe boot is a very different job from rebuilding flashing around a chimney. We inspect for free and give you a firm price before any work begins.

Can you match my existing shingles?

We match shingles as closely as possible. On older roofs an exact match may no longer be made, and we’ll tell you up front how close the match will look.

Will insurance pay for my roof repair?

If the damage came from a covered event like hail or wind, it may be. Normal wear and age usually aren’t covered. We’ll tell you honestly whether the damage looks storm-related and help document it for your claim.

Is a roof inspection really free?

Yes. There’s no cost and no obligation, and we’ll show you photos of everything we find.
